LAH Residential Rental FAQ's

Q: How does the LAH rental service work?
A:  We want to be of service to you!  Call to set up an appointment to tour properties that fit your specific needs. Our service is 100% free to you. We are paid by the owner when you sign a lease. It’s as easy as that!

Q: How soon can I see rental properties that are available?
A:  We recommend scheduling an appointment at least a day in advance. We will assign an agent to help you who will take you to see Birmingham area properties that fit your individual needs.  When you see one you love, you can turn in an application directly to us!

Q: How long will my appointment last?
A: Typical appointments last one hour. The time frame will vary depending on the area and time of day that you wish to view properties.  We’d like to show you 4-5 different properties, in order for you to get a good comparison of the available properties that fit your requirements

Q: What should I bring with me to the appointment when we search for rental property?
A: Please bring a valid photo ID with you. If you need to move into a place quickly and want to apply for an apartment that day, we also recommend bringing in all documents required for an application (see below).

Q: What documentation do I need to apply for a rental agreement?
A: This varies by management company but most places require the following:

1. Income verification: copies of your two most recent pay stubs or a certified letter from your employer on company letterhead stating your income or a financial award or student loan letter if you’re a student.
   
2. Drivers license or a valid form of photo identification
   
3. Cosigner application (cosigner qualification varies by management company)
   
4. The application fee (varies by management company)

Q: How much is the application fee and how can it be paid?
A: Application fees vary by property. You can ask the rental agent or consult our website to view the application fee for the property you are interested in. You may pay your rental application fee by paypal also located on our website.

Q: Can I rent a property for shorter than one year?
A: While most of our properties offer only twelve month leases, we do have exceptions.  Please keep in mind that landlords may charge a higher rent rate for lease agreements under one year. Consult your rental agent for more information on these properties.

Q: Do I have to get renters insurance?
A: It is not required, however we strongly recommend obtaining renters insurance. Not only is it very affordable but it will protect you in the event of an emergency.

Q: If I live out of town can I complete the application process without having to come to Birmingham until my move-in/lease sign date?
A: Absolutely. We can fax, e-mail, or mail you any application. Application fees are handled by Paypal online through our website. You can fax or e-mail the completed application back to us and we will send it to be processed.
